Contact us for your no obligation valuation. We do not need to do credit checks or extensive background checks. On payment of a valuation fee, we will arrange a valuation of your property, typically within 5 working days.


A valuer will attend your property or development as soon as possible after payment for the valuation has been received. We will either appoint a RICS surveyor or one of our team will attend. If we attend, typically we will spend less than one hour at your property.  We will photograph the property and thereafter will also speak to local estate agents to establish an accurate valuation of the property in the current market. Any information you can supply regarding recent valuations on your property or nearby sales in the locale will of course be taken into consideration.


Once we have an accurate valuation for your property or development project we will quickly source a lender who is willing to offer you a loan. Thereafter an offer will usually be sent to you and your appointed solicitor within two working days. Subject to there being enough equity in the property, we can also offer tiered interest rate options for different loan amounts. An offer sent will always be subject to contract.


Once your solicitor has confirmed that you wish to proceed, our lender’s solicitors will prioritise your loan.  We will then progress your offer as quickly as possible! The process may take longer if you have a first charge on the property with another lender as consent for a second charge may be required.

Releasing the Funds

Once all the signed documentation is completed, your funds are sent to your solicitors for you to draw down as soon as possible!
